NRW gets two mega logistics real estate projects

North Rhine-Westphalia is regarded as a top logistics region in an excellent location. While there is a blatant shortage of space in other conurbations, former heavy industry sites on the Rhine and Ruhr offer interesting opportunities for subsequent use. Two mega logistics real estate projects have now been presented at transport logistic - one in Cologne and one in Dortmund.
The first project involves the construction of two multi-level properties on the “Fusion Cologne” industrial site in the north of Cologne. The Thesauros Group and Fusion Cologne GmbH are jointly investing around 250 million in the project. The project agreement for the major “Gateway” and “Crossroads” projects was signed back in May. The realization of both projects should be completed by 2030.
‘This will make Cologne the leading location for multilevel logistics in Germany. This is not an end in itself, but the consistent implementation of modern port and urban development,’ says a delighted Peter Trapp, CEO of Fusion Cologne GmbH.
The two multilevel properties are being built on a total of 101,000 square meters of leasehold land owned by Häfen und Güterverkehr Köln AG (HGK). Once completed, they will offer a total usable area of 157,000 square metres of gross floor space and will be of interest to logistics service providers, manufacturing companies and research and development organizations, among others.
Prologis builds on 278,000 square meters in Dortmund
The real estate company Prologis also announced at transport logistic that it will convert a 278,000 square meter site in Dortmund into an all-electric logistics and business park. As part of the “Dortmund DC4ward” project, Prologis plans to create a total of 130,000 square meters of new logistics and commercial space, spread across four logistics halls and three buildings for commercial or light industrial use. The first of three construction phases is due to start at the end of this year.
‘Dortmund DC4ward combines two advantages for our customers’, says Christina Deuss, Director Capital Deployment Germany. ‘The immediate proximity to the city for efficient last-mile logistics and short working distances, which make it easier to attract and retain talent, as well as the direct highway connection to national and international supply chains.’ In addition, the buildings will be equipped with above-average ecological and social features ‘that will exceed market standards in the area of sustainability’, according to Prologis.
